1. Flexible lab space starting from 400 sq ft
For those looking for adaptable lab facilities, we have ground-floor space that offers a versatile selection.
This space features two 400 sq ft CE rooms, an 895 sq ft double lab, and a generously sized 1,083 sq ft lab – all fully certified CAT 2. Each lab is built for purpose, with HVAC systems, fume extraction, RO water, lab benching, compressed air, and secure access control.
Beyond the lab space, a communal break-out area and well-equipped kitchenette provide a welcoming space for collaboration and downtime. Plus, with free onsite parking, convenience is built in.
2. First floor – entire unit (lab and office space, total of 8,752 sq ft)
Another area on campus offers a private, self-contained unit perfect for businesses needing both lab and office space in one convenient location.
Located on the first floor, this unit includes a mixture of single, double, and triple lab rooms totalling 4,844 sq ft, along with 2,618 sq ft of office space in various configurations. It’s an ideal environment for research and development teams seeking privacy, professionalism, and flexibility.
The shared kitchen and break-out areas create a relaxed atmosphere for teams, and if you’re looking for ready-to-use space, we can take care of the office furnishings too.
3. A large open plan office – or a custom lab conversion
For those that need a bigger space, we have a striking open-plan space measuring 10,284 sq ft across two floors available.
The first floor is currently fitted out with offices and meeting rooms, while the ground floor has previously been used for archive and storage. We’ve carried out a feasibility study showing how the entire unit could be converted into a fully functional lab, with flexible layouts that include labs, write-up spaces, and meeting rooms.

4. Need storage? We have that too
Our offer doesn’t stop at labs and offices. We have a former grain store which as 2,226 sq ft of warehouse space available.
